The title clearance checklist every plot buyer should know

Before you register a plot, here is the documentation a responsible developer should have ready — and how we hold ourselves to it.

A plot is only as good as its title. Whatever the brochure promises, the paperwork is what makes a plotting investment feel safe in your hands a decade from now. This is the title clearance checklist we walk every Spring Dale and Urban Nest buyer through — and the one every plot buyer in Tamil Nadu deserves.

1. Parent deed & sale deed chain. The chain of ownership must be uninterrupted, dating back at least 30 years, with each transfer documented and registered.

2. Encumbrance certificate (EC). A current EC for the past 15 years confirms the land is free of mortgages, liens, and litigation.

3. Khata and tax receipts. Updated property tax receipts and the local body khata establish that the land is on civic rolls and acknowledged by the revenue authority.

4. Layout approval (DTCP / local authority). The layout should be approved under the relevant planning authority — and the approved plan should match the layout you are being sold.

5. Conversion / land-use certificate. If the land was agricultural, a conversion order confirms it has been legally repurposed for residential use.

6. RERA filing. For plotted villa layouts above the prescribed threshold, a RERA filing (or registration) and the corresponding number should be available before booking.

7. Survey, marking & FMB. Field measurement books and a fresh survey sketch confirm the plot you are paying for is the plot you are being handed.

8. No-objection certificates. Where applicable — from highways, railways, irrigation, or forest authorities — these confirm the layout is free of overriding claims.
