How Praedia came to be

Praedia Promoters was founded in 2023 with a single, simple conviction: that land ownership in Tamil Nadu deserves to be cleaner, more transparent, and more dignified than the market had come to expect.

Having watched buyers navigate unclear titles, half-finished layouts, and broken promises, our founders set out to build a developer that measures success not by the plots sold, but by the families who confidently pass their plots down through generations.

Today, Praedia delivers gated plotted communities in Chengalpattu — starting with Spring Dale at Nenmeli and Urban Nest at Athur — backed by DTCP approvals, RERA registrations, and a handover process that protects every milestone. Every layout we plan is a quiet statement that land, done right, can still be the steadiest foundation a family builds on.

2024

Spring Dale — DTCP & RERA approvals secured

Land parcel acquired at Nenmeli, Chengalpattu and master-planned; RERA registered (TN/35/Layout/1420/2024).

2025

Spring Dale — sales open

Plotted infrastructure delivered at Nenmeli, with plots opened for sale along the Thirukazhukundram–Chengalpattu Highway.

2026

Urban Nest joins the portfolio

11-acre layout at Athur, Chengalpattu with 249 plots, RERA registered (TN/35/Layout/1382/2025), opened for sale.
