Choosing the right plot size for your family and future

From 600 sq.ft. to 2,400 sq.ft., the right plot size depends on more than budget. A practical guide to deciding.

Plots are often chosen by budget alone, and then regretted. The right plot size is a function of three things: the villa you imagine, the family you have, and the years the plot will stay with you.

Compact plots (600 – 900 sq.ft.). Ideal for first homes and rental plots. Compact villas fit comfortably with a small front yard, two bedrooms, and a parking slot. If you are early in your career or buying purely to hold, this size gives you a clear title at the lowest entry price.

Standard plots (1,000 – 1,500 sq.ft.). The most popular size at Spring Dale. Fits a two-storey independent villa with three bedrooms, parking, and a private garden — the layout most Indian families will feel at home in for a generation.

Premium plots (1,800 – 2,400 sq.ft.). Right for corner plots, dual-home configurations, or families planning to keep parents and children under one private, titled parcel. These appreciate measurably faster than mid-tier plots in well-designed layouts.

Beyond size, look for orientation, road width, and amenity proximity. A slightly smaller plot on a wide avenue near a park often feels larger than a bigger plot on a cramped lane.

Spend the same time choosing a plot that you would choosing a home — because this is the foundation your home will sit on for decades.
